It may also be one of the most misunderstood.

As Realtors, we have a responsibility to understand how the program works beyond the marketing materials. This is not just about telling a buyer they may qualify for assistance. It is about understanding how the grant review, mortgage approval, property eligibility, timelines, and backup plans can affect a real transaction.

What Realtors Need to Know About the HomeGrown Grant

The HomeGrown Grant has created a lot of attention because eligible buyers may be able to receive significant purchase assistance when buying a home in Chicago.

That is powerful.

But Realtors need to be careful not to oversimplify the process.

This program may involve additional reviews, documentation, timelines, and conditions that can affect the buyer, seller, lender, attorney, title company, and closing process.

The Biggest Mistake Agents Are Making

Many agents are treating HomeGrown as if it were simply another down payment assistance program.

It is not that simple.

The program introduces additional layers involving:

Does the buyer have a backup financing strategy?

Can the buyer still close if the grant is delayed, reduced, or not approved?

These questions are not meant to discourage buyers.

They are meant to protect the transaction.

Before submitting an offer, the Realtor should slow down and verify the moving parts.

The grant is separate from the mortgage approval
Funding may depend on program review
The buyer should ideally have a backup plan
The contract should be reviewed carefully

A strong offer is not just about price.

It is about the buyer’s ability to close.
